How much do you want to take on?
Almost every barndominium conversation starts in the wrong place, with square footage. This is the question that actually sorts the options, and it is worth answering honestly before anyone draws anything.
Drawings only
We draw the plans and prepare the permit set, with a Colorado-licensed professional engineer sealing the structure where your jurisdiction requires it. You take it to whichever builder you like, carry the schedule and keep full control.
Kit or shell
A steel or post-frame shell drawn to your jurisdiction's snow, wind and frost figures, delivered and erected by you or by us. Common where an owner has trades in the family, or time and a tractor.
Turnkey
Raw lot to certificate of occupancy under one contract. One schedule, one point of contact, one party answerable when an inspector has a question.
Everything we draw answers to the place you are actually building
Colorado has no statewide residential building code. Counties may adopt one for unincorporated land, cities and towns adopt their own, and some rural counties have none. The design numbers are local too, and in the mountains they climb with elevation: Mesa County prints a 30 lb ground snow load around Grand Junction and 100 lb at Mesa Lakes, and Jefferson County keys its snow table to elevation. The septic permit from the local public health agency and the well permit from the Division of Water Resources apply almost everywhere. A set drawn to someone else's answer is the wrong set for your parcel, whether you are buying a kit or a whole house.
