No county building permit (Delta County Planning and Community Development administers the Land Use Code)
Delta County has adopted a Land Use Code but not building codes, so building permits generally are not required and no certificates of occupancy are issued in unincorporated areas. Exceptions: land in the Highway 92 and Highway 50 Overlay Districts, where the 2003 International Building Code applies. Electrical and plumbing need state DPO permits, wells need DWR permits and septic needs a county permit. Cedaredge, Delta, Hotchkiss, Orchard City and Paonia are separate municipalities.

- Delta County says it adopted a Land Use Code but has not adopted building codes, and that building permits generally still are not required in unincorporated areas. Development must still meet Land Use Code standards such as setbacks, and plat notes can restrict development.
- Highway overlay districts
- Land in the Highway 92 Overlay (roughly H Road to Homestead Road, 1800 Road to 2000 Road) and the Highway 50 South Overlay (from the City of Delta south to the county line) is subject to the 2003 International Building Code, inspected by an ICC-certified inspector, with a Certificate of Inspection Completion filed with the Planning Department.
- Setbacks for houses and septic
- Structures and septic systems must sit at least 25 feet from the edge of any ditch and of a road right-of-way, 15 feet from interior property lines (5 feet for non-habitable accessory buildings) and 50 feet from the top of a river or creek bank. The county refers snow load questions to a professional engineer.
- State electrical and plumbing inspections
- Electrical and plumbing work in unincorporated Delta County needs permits from the state Division of Professions and Occupations, and the unincorporated area is under Colorado State Electrical Board inspection.
- Septic (OWTS) permits
- Delta County Environmental Health issues septic permits: hire an OWTS engineer, submit the application and engineered design, receive a conditional permit, then call for a final inspection once installed. The department also publishes a policy on sodic soils and floodplain guidance for septic systems.
