Barndominium Builders in Aurora, Colorado

Aurora is big enough to reach into three counties, Arapahoe, Adams and Douglas, and at more than 165 square miles it runs from older neighbourhoods near Denver out to open ground on the east side. We build barndominiums for Aurora households, whether the lot sits inside city limits or the family is buying acreage just beyond them. The work covers steel homes with a bolted frame, post frame homes with a wide clear-span shop, and custom floor plans set around vehicles, equipment and everyday living. Inside the city the Aurora Building Division handles permits, plan review and inspections, and it publishes its own snow, wind and frost criteria that the drawings must meet. Outside the limits the county takes over, and which county depends on the parcel. If you are lining up barndominium contractors for a Colorado build on either side of that line, start the survey and tell us where the land is.

City or town permitWho issues the permit

City of Aurora Building Division

Inside Aurora's limits the city's Building Division issues the residential permit, reviews plans and inspects the work, in any of the three counties the city covers. A parcel outside the limits is permitted by its county instead: Arapahoe, Adams or Douglas. Check the jurisdiction before buying, because an Aurora mailing address does not mean the land is in the city.

Adopted building codes
Aurora has adopted the 2021 International Residential Code and the rest of the 2021 I-Codes, including the 2021 International Energy Conservation Code, plus the 2026 National Electrical Code. The Building Division says new electrical permit applications from 1 August 2026 are reviewed and inspected to the 2026 NEC.

Snow load and frost depth
The Aurora Building Division's Engineering Design Criteria form (Form A200, revised 02/2026) lists a 40 psf ground snow load, a 36-inch minimum frost depth for foundations, severe weathering, and required ice barrier underlayment. Soil bearing values for a new IRC home come from a site-specific geotechnical report.

City contractor licence
Aurora requires a contractor to obtain the appropriate city licence to build, alter, repair, add to, demolish or move any building or structure, and offers an online lookup of licensed contractors. The city does not issue separate plumbing or electrical contractor licences; those rely on state of Colorado licences on file.

Building on land near Aurora

Be realistic about land inside Aurora: nearly all of it is platted into subdivision lots, and metal building homes with a full shop bay rarely fit a typical lot's setbacks or HOA covenants. Acreage buyers usually end up just past the eastern edge of the city, on unincorporated ground in [Arapahoe County](/areas/arapahoe-county-co/) or [Adams County](/areas/adams-county-co/), where parcels are measured in tens of acres and run on a well and septic. If you are searching for land near Aurora, confirm first whether a listing sits inside the city or out in the county, since that decides whose code, whose zoning and whose inspectors apply. Our [site preparation](/services/site-preparation/) team then plans the pad, drive and utilities.

Building in Aurora: questions

Start the survey
How much does it cost to build a barndominium in Aurora?
The biggest swing is not the building shell but where it stands: a serviced city lot and a rural parcel that needs a well, septic and a long drive price very differently. We quote against the specific site. Our barndominium cost guide sets out sourced ranges and the choices that move them, and the survey gets your details to us.
Do I need a building permit for a barndominium in Aurora?
Yes. Within city limits the Aurora Building Division reviews the plans against the 2021 International Residential Code and the city's design criteria, then inspects the build. On land outside the limits, the permit comes from Arapahoe, Adams or Douglas County depending on the parcel. Our permitting service prepares the submittal, and a Colorado-licensed engineer stamps the drawings where the reviewer requires it; licensed plumbers and electricians handle those trades.
Will barndominium kits and metal building homes pass review in Aurora?
They can, if the package is designed to Aurora's published criteria rather than a generic national load. A kit engineered for another region may be drawn for less snow than the 40 psf ground load the city lists, so the frame and roof need checking before purchase. We can review a kit you are considering or supply barndominium kits designed for the site, with foundations set to the 36-inch frost depth.
