Barndominium Builders in Denver, Colorado

Most people who search for a barndominium from a Denver address are not planning to build inside the city. Denver is a single consolidated City and County, almost fully developed, and a shop house with a clear-span bay rarely fits a city lot or its zoning. What Denver households usually want is a builder who can take them from a first sketch to a finished home on acreage within driving distance of work. That is the job we do. We draw the layout, supply the building package, and manage the site and the build, whether you want post frame homes with a tall equipment bay or steel homes on a bolted frame. For the rare in-city project, Denver's Community Planning and Development department is the office that reviews the drawings and inspects the work, under Denver's own amended codes. For everything else, we help you compare counties before you buy. Start the survey with the land you are considering, or with the area you are searching, and we will tell you which offices the parcel answers to across Colorado's Front Range.

City or town permitWho issues the permit

City and County of Denver, Community Planning and Development (CPD)

Inside Denver, CPD reviews plans, issues permits and inspects construction against the Denver Building and Fire Code and the Denver Zoning Code. Because the city and county are one government, there is no separate unincorporated county office to apply to. Zoning permits are a distinct CPD process from building permits, and zoning is usually the first hurdle for a shop-style home on a city parcel.

Code editions in force
The City and County of Denver adopted the 2025 Denver Building and Fire Codes on June 13, 2025. They incorporate the 2024 International Codes, except the energy code, which incorporates the 2021 IECC. Denver also enforces the 2026 National Electrical Code.

Ground snow load (Denver Residential Code)
Denver's residential design table lists a 43 psf ground snow load, up from 35 psf, which CPD describes as the worst case within Denver city limits. A footnote allows a location-specific value from the ASCE 7 Hazard Tool instead.

Frost line
The 2025 Denver Building Code sets the frost line for the City and County of Denver at 36 inches below finished grade, and the residential design table repeats the 36-inch frost depth.

Energy paperwork before occupancy
For new one- and two-family homes, Denver requires a Residential Energy Efficiency Certificate of Compliance and, where applicable, blower-door air leakage, duct leakage and ventilation test results before the certificate of occupancy is issued.

Building on land near Denver

Buildable acreage inside Denver is scarce, and residential zoning on a typical city lot is not written for a combined house and shop. Buyers who work in Denver usually look outward instead: to the eastern plains of [Adams County](/areas/adams-county-co/), to rural parcels in [Elbert County](/areas/elbert-county-co/), or to the foothills of [Jefferson County](/areas/jefferson-county-co/). Each has its own permit office, septic rules and water questions, which is why the county matters as much as the commute. Metal building homes suit these parcels well because the frame spans wide without interior posts. We help you shortlist land before the offer, then handle [site preparation](/services/site-preparation/) once it closes.

Building in Denver: questions

Start the survey
How much does it cost to build a barndominium near Denver?
The number depends mostly on which county the land is in and what it needs: drive length, a well or a water tap, septic or sewer, and power. Denver-area buyers often pay more for land than for the building itself. Our barndominium cost guide sets out sourced ranges and the factors that move them, and the survey lets us price your specific parcel.
Do I need a building permit for a barndominium in Denver?
Yes. Any new home in Denver is reviewed, permitted and inspected by Community Planning and Development under the 2025 Denver codes, and it must also clear a zoning review. In practice, zoning is where most shop-house ideas inside the city stop. Outside Denver, the permit office depends on the county or town, and our permitting service works out which one applies before drawings are finalised.
Can I find barndominium contractors who build outside the city?
That is most of our Front Range work: we are barndominium contractors for land near Denver rather than inside it. We plan and manage builds on acreage in the counties around Denver, coordinating the licensed plumbers and electricians who handle those trades and a Colorado-licensed engineer who stamps the drawings where review calls for it. Tell us where you are looking and we will say plainly whether the parcel can take the building you want.
Are barndominium kits a good fit for Front Range land?
They can be, provided the package is designed for the snow and wind figures of the county where it will stand; those figures vary with elevation between the plains and the foothills. We check any kit you already have against local requirements, or supply barndominium kits drawn for your site.
