Barndominium Builders in Colorado Springs, Colorado
Inside Colorado Springs city limits a barndominium is a city-lot project, and the rules that shape it come from the city's zoning code, its fire department and the regional building office rather than from open-range freedom. We design and build shop homes for owners with a lot in town or on the city's edges: steel homes with a bolted frame, post frame homes where the lot and setbacks allow a wider span, and living space arranged around a garage or hobby bay. Every city parcel is zoned, so the first check is the zone district and what it allows for height, setbacks and accessory buildings. Homes in the mapped wildfire zone along the foothills get an added fire department review. Structural plans go to the Pikes Peak Regional Building Department, and a Colorado-licensed engineer stamps the sheets when review asks for them. For owners comparing barndominium contractors around Colorado Springs, the quickest way in is to start the survey with the address; we will pull the zoning and wildfire status before any drawing starts.

Pikes Peak Regional Building Department (PPRBD)
Residential building plans inside the city go to the Pikes Peak Regional Building Department, the joint office Colorado Springs shares with El Paso County. The city's fire department adds its own step: a home in the Wildland Urban Interface also needs the Residential Construction Plan Review Submittal Form returned to CSFD Fire Construction Services. Zoning stays with the city's Planning Department.

- Every city lot is zoned
- The city states that all property within Colorado Springs limits is zoned and subject to the standards of its zone district, covering uses, building height and setbacks. Zoning regulations sit in Chapter 7, the Unified Development Code, and a property's zone can be looked up by address or Tax Schedule Number in SpringsView.
- Accessory storage buildings
- Under Subsection 7.3.105.A.2.j of City Code, storage structures in residential zones are limited to two per principal use, and neither may exceed 400 square feet of gross floor area. Subdivision covenants may add further limits, which the city does not enforce.
- Wildfire construction rules
- On 28 April 2026 the city passed Ordinance No. 26-18, amending Fire Code Appendix K to incorporate the state Wildfire Resiliency Code requirements (8 CCR 1507-39), effective 30 June 2026..
- City water at the edges
- Colorado Springs Utilities draws half its water from the Colorado River Basin. An ordinance approved by City Council on 14 February 2023 makes extending water service conditional on Reliably Met Demand staying at 128% of existing usage, which affects how and where the city extends service.

Building on land near Colorado Springs
Most lots near Colorado Springs that sit inside city limits are platted residential parcels, usually served by Colorado Springs Utilities, so the question is less about wells and septic than about what the zone district permits. A detached shop beyond the two 400-square-foot storage buildings allowed in residential zones usually has to be part of the house itself, which is what metal building homes with an attached shop do well. Check the city fire department's Wildfire Risk Map before buying a foothill lot, because a parcel in the mapped wildfire zone needs ignition-resistant construction. For acreage with a well and room for livestock, look east into unincorporated land; our [El Paso County page](/areas/el-paso-county-co/) covers that side.
