City of Fort Collins Building Services
Inside city limits, Fort Collins Building Services issues residential permits. Permits submitted on or after 1 April 2026 fall under the 2024 International Codes with local amendments. Un-platted property or an added dwelling unit may first need the city's development review. Unincorporated land outside the city, where most acreage around it lies, is permitted by Larimer County instead.

The 2025 Colorado Wildfire Resiliency Code is listed among the city's current codes.

- For houses under the IRC, the City of Fort Collins uses a default ground snow load of 35 psf unless site-specific data from the ASCE 7-22 Hazard Tool or an IBC Section 1608 calculation is used. The city lists frost depth at 30 inches, Seismic Design Category B, and wind speed from the Front Range Gust Map.

- The city's new residential submittal checklist asks for structural drawings stamped and signed by a Colorado-licensed engineer or architect, showing wall bracing, wind speed and exposure, footings and foundation, and the ground and roof snow loads used, alongside a site plan and a grading plan.
- Development review first
- The same Fort Collins guide warns that a development review process may be required before a permit submittal when a dwelling unit is added to an existing property or when the property is un-platted, and that floodplain and historic designations must be checked before submitting.
