Barndominium Builders in Weld County, Colorado
Weld County is farm and ranch country on a big scale, and a lot of the acreage buyers who reach us want a house and a working shop under one roof somewhere between Eaton, Kersey, Ault and Platteville. We design and build those barndominiums across unincorporated Weld County: post frame homes where a wide clear span for hay, trailers or equipment matters most, steel homes where the owner wants a bolted frame, and custom floor plans sized to the family rather than to a catalogue. The county runs its own building department, so plans for rural parcels go to Weld County rather than to a regional office, and the county publishes the snow, wind and frost numbers the drawings have to meet. It also changed code editions this year, which matters if you bought a kit drawn a while ago. Septic goes through the county health department, and water has to be proven before a residential permit is issued. As barndominium contractors working in Colorado's farm counties, we sort those pieces out early. Start the survey with your parcel number and we will tell you what it needs.

Weld County Building Department (Planning and Development Services)
The county building department issues residential permits and inspects work on unincorporated land in Weld County, under Chapter 29 of the Weld County Code. Every project needs an application; the county keeps separate tracks for residential work, agricultural exempt buildings, commercial work and oil and gas equipment. Parcels inside a city or town answer to that municipality instead, so confirm the jurisdiction on the county property portal first.

- Design criteria for houses
- Weld County's residential design criteria (2024 IRC) list a 30 psf ground snow load, a 115 mph wind speed (3-second gust), a 30-inch frost line depth, severe weathering and seismic design category B, and state that all of unincorporated Weld County is in wind Exposure C.
- Code edition
- Effective 15 June 2026, the Weld County Building Department began enforcing the 2024 International codes, including the 2024 IRC and 2024 IECC, plus the 2023 National Electrical Code, in all of unincorporated Weld County, with county amendments in Chapter 29 of the Weld County Code.
- What a residential submittal includes
- The county's residential checklist asks for a plot plan showing setbacks, a soils report by a geotechnical engineer, foundation plans wet-stamped by a Colorado-licensed engineer, septic permitting through Environmental Health, and proof of water: a well permit or a tap or water bill.
- Septic (OWTS)
- The Weld County Department of Public Health and Environment regulates on-site wastewater treatment systems: new systems, repairs and vaults need its application, and it reviews engineer reports before and after installation. County policy is public sewer where feasible, with OWTS where sewer is not.
- Farm buildings with a bathroom or office
- Weld's Certificate of Compliance for an agricultural building covers barns, sheds and similar uses. If the building will include a bathroom, office or breakroom, a letter from a design professional is required, utilities need a separate application, and a setback inspection must pass after the poles are set.

Building on land near Weld County
Much of the land near Weld County's small towns is irrigated farmland and dryland pasture, so buyers here are often choosing between a parcel with an existing well or water tap and one that has neither. Settle that first, because the county will not take a residential permit without proof of water. A soils report is part of the submittal too, and its findings drive the foundation design. Metal building homes suit the flat, windy ground east of the Front Range, but door placement and roof details should respect the county's Exposure C wind rating. Our [site preparation](/services/site-preparation/) work lays out the pad, septic field and drive together.
