The Building Division handles permits, plan review, inspections and code enforcement for all unincorporated areas of Larimer County, with its main office in Fort Collins and a drop-off point in Estes Park. Because its scope is unincorporated land, the first step is confirming the parcel sits outside the limits of Wellington, Berthoud, Estes Park, Fort Collins, Loveland or any other town.

Barndominiums are dwellings
Larimer County's guide to codes for the agricultural community lists "Barndominiums (Dwellings)" separately from barns and sheds: Risk Category II, a bathroom required, and heat and insulation requirements that apply because the building is conditioned for people.

Ground snow load by elevation
The county's Structural Design Information sheet (updated January 2026) sets ground snow load by site elevation: 55 psf up to 5,000 ft, 70 psf to 6,000 ft, 80 to 6,500, 95 to 7,000, 110 to 8,000 and 160 to 9,000, interpolated between. The IRC prescriptive path is limited to sites at or under 70 psf, so higher sites need a design under the IBC and ASCE 7.

The same Larimer County sheet sets a minimum frost depth of 30 inches below grade countywide, and says basic wind speeds in the county vary between 115 and 225 mph, taken from the Structural Engineers Association of Colorado Front Range gust map or the county's own wind speed map.

For permits started on or after 1 January 2026, Larimer County uses the 2024 International Residential, Building and Energy Conservation Codes, plus the 2025 Wildfire Resiliency Code with county amendments, which the commissioners adopted unanimously on 22 September 2025.

Septic (OWTS) permits
The county Health and Environment department issues septic permits. A new system needs two soil test pits, generally 8 feet deep and left open for county inspection, and a professional engineer must design it where bedrock or high groundwater is within 4 feet, the slope is 30% or more, or pressure distribution is used.

Do I need a building permit for a barndominium in Larimer County?
Yes. On unincorporated land the Larimer County Building Division permits and inspects it, and the county lists barndominiums as dwellings rather than agricultural buildings, so no farm exemption applies. Expect the 2024 codes, the county's Wildfire Resiliency Code amendments, and a separate septic permit from the county health department. If the parcel sits inside a town such as Berthoud or Wellington, check with that town instead.
Which barndominium contractors can handle foothill snow loads?
Any barndominium contractors you compare should start from the site elevation, because Larimer County ties ground snow load to it and moves higher sites out of the IRC prescriptive rules. We take the elevation from the parcel, then have a Colorado-licensed engineer stamp the frame and roof design where the county requires it. Can barndominium kits work at higher elevations in Larimer County?
